RESIDENT SELECTION CRITERIA and REQUIREMENTS

  1. Complete and sign New Start Home Rentals Rental Application.
  2. Rental Application must be complete.  Applications that are incomplete will not be processed.  
  3. Include two most recent pay receipts for each applicant for employment and income verification.
  4. If you are self-employed, we require such documents as tax returns, W-2's, 2-6 months full bank statements, etc.
  5. If you are in the military, we need a current copy of your LES.
  6. Rental Application must include photo identification and copy of Social Security Card for each applicant.
  7. Minimal household income requirement: Three (3) times the monthly rental rate. (Gross income). Two and one-half (2 ½) times the monthly rental rate. (Net income)
  8. FICO scores must be at or above 600.*
  9. No eviction history. No court ordered Judgments or collection accounts. No Felony convictions.
  10. Good "Debt-To-Income" ratio.* Monthly debt payments must be less than 35% of monthly gross income.
  11. Application processing fee: $50.00 per adult on Rental Application. The application fee is non-refundable. Application processing fee includes all background checks, credit checks, criminal background checks, Social Security Fraud checks, records for judgments & collections, evictions, sexual offender background checks, contacting current and past landlords, contacting current and past employers, etc.
  12. Actual cost of our staff to process and collect the above information will exceed the $50.00 fee that is charged. This is why the Application fee is non-refundable.
  13. Dogs; Applicant must furnish a current and valid license and photo. Certain breeds of dogs categorized as “Dangerous Dogs” are not allowed.
  14. Cats; Applicant must furnish current vaccination records.
  15. Written authorization is required for approval of ALL pets on Premises.
  16. An additional non-refundable "Pet Fee" is required for all pets. Pet Fee for one pet = $300. Pet Fee for two pets = $500.

  

*Variances may be requested and reviewed on an individual basis 

regarding FICO scores and credit issue

ACCEPTANCE AND MOVE-IN PROCEDURES

  1. Once an application has been approved and accepted, the applicant will be notified. 
  2. Per notification of approval, the applicant has 24-hours to  sign the lease. We will execute the lease, and have a short meeting (approximately 30-45 minutes) with you for final signings and explanations of our policies, procedures, etc. 
  3. Each Applicant will be required to produce positive identification such as Driver's License and Social Security card, etc. A copy of each I.D. will be placed in the applicant’s file.
  4. The applicant will be required to bring payment for the first month’s rent, the security deposit and any other fees that are required. This total payment must be in the form of a Cashier's Check or Money Order made payable to New Start Home Rentals. We will not accept CASH for any reason.
  5. The applicant will be required to bring a copy of their “Renter’s Insurance Policy” stipulating New Start Home Rentals as “Additional Insured.” 
  6. The rental property will not be removed from the market until the lease is executed and the Move-In fees have been paid in full.
  7. The leasing agent will meet with the applicants at the rental property to perform the Move-In Inspection. Possession and keys will be transferred to the resident only when this inspection has been completed satisfactorily and signed by all parties to the lease.
