New Start Home Rentals structures its fees to have incentives for us to improve your cash flow. We charge a percentage of the collected rent for our monthly property management fee. That means if we have not found a qualified resident and your home is vacant, we don’t charge you anything and we do not get paid either. Also, as mentioned earlier, we do not charge a premium on normal maintenance or repairs.
We typically charge a percentage of one month's lease amount as a leasing fee on a twelve-month or longer lease. A no rent, no management fee philosophy means that we have every incentive to obtain and retain qualified residents in your property, thereby reducing turnover, your biggest expense.

How It Works:
When you participate in our "Eviction Protection Plan," and a resident fails to correct a lease violation leading to eviction, New Start Home Rentals agrees to pay attorney fees and court costs in connection with an Unlawful Detainer Action (Eviction) for all residents placed in your rental property by New Start Home Rentals.* This includes court costs, filing fees, serving fees, attorney costs, sheriff’s department, etc.
